New Verulamium

Location
Telford Court, St Albans
Year
2025
Programme
Mixed-use residential
New Verulamium primary exterior render showing the central civic courtyard

Brief

Part of a wider urban regeneration strategy within St Albans, the brief explored the redevelopment of an underutilised site within the city's centre into a high-density mixed-use residential scheme. The proposal aimed to increase urban density while enhancing quality of living, strengthening the public realm and contributing positively to the evolving identity of the city. The scheme needed to integrate residential accommodation with publicly accessible and community-focused programmes, creating a contemporary urban environment that responds to the surrounding context, movement patterns and historic character of St Albans.

Proposal

New Verulamium is a contemporary mixed-use residential proposal located within the historic fabric of St Albans.

New Verulamium is a contemporary mixed-use residential proposal located within the historic fabric of St Albans. The project explores how architecture can respond to the character, movement and memory of a city through form, public space and materiality.

Developed through a process of urban mapping and spatial fragmentation, the scheme is shaped by key sightlines, pedestrian routes and surrounding landmarks, generating a series of interconnected volumes organised around a central civic courtyard. Residential living is combined with co-working, wellness and social spaces, creating an active environment designed around contemporary patterns of living and community interaction.

The proposal balances density with openness, using sculpted forms, generous glazing and layered public spaces to strengthen connections between architecture, landscape and the wider city. Through this approach, New Verulamium aims to create a place that feels both rooted in its context and adaptable to modern urban life.
